A SMALL sporting estate in Teesdale has come on the market for the first time in 100 years at a price of £1.8million.
Estate agents say Park House Estate, which was once part of Lartington Estate, offers a great opportunity to purchase a small country estate with a range of sporting rights over nearly 500 acres.
It includes a refurbished grade II-listed house with farmland, commercial woodland, lakes and two well stocked fishing ponds, extending to about 146 acres.
The shooting, stalking and fishing rights stretch over a further 498 acres and there is income from a commercial quarry lease, which runs until 2027 with an annual rent of £12,000.
Park House Estate also features an old signal box, which GSC Grays says offers scope for a creative development, subject to planning approval.
The old disused railway line is included in the sale and gives access to Deepdale valley and the sporting rights which go with the property.
John Coleman, head of country house sales at GSC Grays, said: “This really is an exceptional opportunity to purchase a charming sporting estate.”
Shooting was, until recently, rented to a local syndicate who managed the ground and employed a gamekeeper, developing a variety of drives. At its height, the shoot released 2,000 birds and shot over 10 days, averaging bags of 100-plus. Included with the shoot is a purpose built shooting hut.
There is fishing on two ponds, a boathouse and a haven for wildlife has been created on a wetland area.
“There is also some spectacular duck flighting on both ponds,” Mr Coleman said.
