The property market’s restart is underway – conveyancing is now simpler when done remotely

An estimated 450,000 buyers and renters reportedly had their transactions put on hold during lockdown, Zoopla reporting a 70% drop in buyer demand in March and April 2020.

This is now no more, as the property market’s restart is underway, and people are able to complete their house sale or purchase.

While you can view homes, it should be done so still with health and wellbeing in mind. Common sense is the key in this, and local councils and developers are encouraged to publicise planning applications via social media.

Physical and remote viewings

Estate agents and lettings agents can return to traditional viewings, but with social distancing to be observed accordingly. It is expected that digital viewings will still be popular in the meantime for those buying or renting, while anyone advised to self-isolate should continue to do so.

A grey area for many that affected the process. Removal workers were permitted to continue, but with social distancing guidelines in place. This has now been made clearer, so removal processes can continue with health and safety measures to be observed by all parties in the transaction.

Conveyancing can be done online

Even prior the current situation, the process of conveyancing at Tilly Bailey & Irvine has been a remote-friendly one. John Ellwood, Partner responsible for Conveyancing at the law firm, said:

“Throughout this crisis my conveyancing department has remained open and we have been progressing clients conveyancing transactions. Many clients have found a way to move safely and we have accommodated this. Even during the lockdown period many of our clients have moved.

“The government have now relaxed the rules and all clients except those who are required to isolate can move. You can market properties with estate agents, view properties, and where a sale is agreed you can move. This is great news. Some of our clients have put their transaction on hold to see what was to happen, that is no longer necessary.

“During this crisis period I have developed ways of working which means that clients need not attend our office. Many of our clients live remotely from our area in any event. There is no need to change this. Everything that needs to be done in your conveyancing transaction can be dealt with remotely and we can talk you through a safe system of signing documents and completing your transaction.
