Plans have been submitted to create 16 new homes in a field behind Barnard Castle School.
Harpers Development is prosing to build the new houses at the top of Green Lane, next to another new housing development.
The houses will be similar in design to those completed by Harpers in Startforth.
Pegasus Designs, on behalf of Harpers Development, said in a design and access statement that the new estate would be a mix of homes, from two-bedrooms to five-bedrooms.
The agents added: “The site is in a sustainable location, with easy access to shops, services, local facilities and public transport options, all within accessible walking/cycling distances.
“The plans will deliver 20 per cent affordable homes, in the form of two-bedroom bungalows.”
If approved, there will be three two-bed homes, two three-bed homes, nine four-bed homes and two five-bed homes.
Pegasus designs said: “The proposals will deliver a comprehensive landscaping scheme, including a central green area, which will deliver a range of biodiversity improvements.
“The homes are positioned to ensure privacy and maintain a respectful distance from neighbours. Parking includes private drives and garages to reduce the prominence of on-street parking, with provisions given for visitor parking.”
Developers promise “a setting conducive to encouraging healthy living, active neighbourhoods and thriving communities.”
